Housing stock and what it means for the roof

Much of Randburg and Roodepoort was built out through the 1960s, 1970s and 1980s. A large number of those homes still have their original roof structure, and the surface layer over it has been recoated once or twice in the decades since. When a coating is at the end of its life, the leaks start to move around the roof rather than staying in one place, and that is the point at which a fresh coating or a membrane is worth more than another patch.

Northcliff sits on and around the ridge, where stands fall away steeply and the roofs are often a mix of tile and flat concrete extensions built to follow the slope. Steep sites make access harder and make wind-driven rain more likely to reach a flashing, so the details on those roofs matter.

When to repair and when to waterproof

The honest test is whether the roof as a whole is still sound. If one tile has slipped and the rest of the roof is well coated, a repair is the right answer. If the coating has worn through in several places, if the ridges are crumbling, or if water is finding new ways in each season, the roof wants waterproofing rather than another repair (source: The Handyman Johannesburg).

A contractor should be able to tell you which you need, and why. Ask them to show you what they mean on the roof, and to write the scope down. That written scope is what you compare between quotes.

Damp and the older house

Older homes in these suburbs are also where damp-proofing comes up. A house built without a working damp-proof course, or whose course has failed, shows the familiar band of damp along the base of a wall. It is worth checking for a roof leak or water against the outside of the wall first, because both are cheaper to fix and both can look like rising damp from inside.

Frequently asked questions

My roof has been re-coated before. Does that change what I need?

It can. An old coating at the end of its life is often better replaced than patched, because patched areas fail first. The contractor will assess the existing coating and say whether it can be built on or should be removed.

Are steep sites a problem?

They add cost, because access and safety take more work, and they can make wind-driven rain a bigger factor at the flashings. It does not stop the work, but it is reflected in the quote.

Can you also deal with damp inside the house?

Damp-proofing is one of the services we cover. A contractor who diagnoses the cause first can tell you whether the damp is rising damp, a leak or condensation.
