Why the leak is almost never above the drip

Water that enters a roof at a broken tile, a lifted flashing or a failed valley does not fall straight down. It runs along a rafter or a purlin, follows the underside of the sheeting, and drips at the first place it can - often metres away from the entry point, and often where a ceiling board sags. That is why a homeowner can point at a wet patch above a window while the actual fault is at the ridge or behind a chimney.

A contractor with experience of Johannesburg roofs reads the roof rather than the ceiling. They look for the entry in the line the water is most likely to travel: uphill of the wet patch, along the same slope, and around the details that fail most often - flashings, ridges, valleys, nail holes, the seal around a vent pipe, and the joint where the roof meets a wall.

The faults a leaking roof usually has

On a tiled roof, cracked or slipped tiles are common, and so is mortar that has perished along the ridge. Valley tiles and the lead or rubber flashings around a chimney are repeat offenders. On metal sheeting, perished washers and loose or rusted fasteners let water in, and the sheets can work loose at the laps. On a flat concrete roof, the usual causes are a blocked outlet, a low spot that holds water, and cracks that open and close with the heat.

Storm damage after a Highveld downpour often does more than one thing at once: hail pits the sheeting, wind lifts a ridge tile, and debris blocks a gutter. A repair that fixes only the obvious fault can leave the second one waiting for the next storm, which is why a contractor will check the whole roof area around the leak.

What an urgent repair involves

The contractor starts with a look at the roof, ideally while the leak is active or shortly after rain, because the entry is easier to find when the roof is wet. The fix itself is usually local: replace the broken tile, re-bed and re-point the ridge, renew the flashing, re-seal the fastener or clear the outlet. If the leak is one of several on an ageing roof, the contractor may suggest waterproofing the whole surface rather than chasing leaks one at a time.

The honest sequence is to stop the water and give the roof protection, then deal with the cause. A temporary patch while the ceiling is protected is reasonable; a permanent fix done in a hurry in the rain is not. Ask the contractor what they are doing, and whether it is a repair or a stop-gap.

What it costs, and what moves the price

A leak repair is priced on the work, not on the size of the roof. Finding the leak and reaching it is often most of the job. The price then depends on what the fault turns out to be: a single slipped tile is a small repair, while a failed valley, a cracked flat-roof membrane or water that has soaked into the ceiling and insulation is a larger one.

Height, pitch and access add cost, and so does the season, because a leak in the middle of a storm is an emergency call-out and contractors are busy. A repair that also protects the rest of the roof while the contractor is up there is often better value than a return visit later.

What moves the quote

We do not publish prices. The contractor quotes you directly once they understand the job. These are the factors that usually make the difference:

  • How hard the leak is to find and reach.
  • What the fault is: a tile, a flashing, a valley, a fastener, an outlet or a larger failure.
  • Whether the fix is a repair or a temporary stop-gap.
  • Access, height and pitch, and whether scaffolding or a tower is needed.
  • Whether one leak is being fixed or the roof has several faults.
  • Whether the water has soaked the ceiling, insulation or a wall as well.

Frequently asked questions

Can someone fix a leak while it is raining?

Usually only temporarily. Waterproofing and most permanent repairs need a dry surface. A contractor can often stop water getting in as a stop-gap, then return to repair the cause when the roof is dry.

Do I need to be home for a leak repair?

Usually not for the roof work, but the contractor will want to see the inside too, so that they can match the wet patch to the entry. A short site visit with access to the roof and the affected room is ideal.

Why did my ceiling get wet only in heavy rain?

Some entries only take water when the rain is hard enough or wind-driven enough to push it past a flashing or an outlet. That often points to a detail rather than a hole, and to a leak that has been building for a while.

Is a leak covered by my insurance?

That depends on your policy, the cause and how the damage happened. Check your own wording with your insurer or broker. This is general information, not advice on your claim.

How do I get a contractor out to my suburb?

Send your suburb, where you are seeing the water, and whether the roof is tile, metal or flat. We pass the enquiry to an independent contractor who covers your area.
